If one of you bought the property recently and you know there is no risk of landslide, and that there are no outstanding statutory notices and so on, does the solicitor still have to go through this all over again?

in the UK you still need a solicitor to handle the money aspect.
this is because mortgage lenders will only use a solicitor, and they have to be on their approved list too.
even if the buyer was paying cash... as money laundering laws come into it! you have to then prove where the cash came from!

Always better to have a lawyer...this is a legal transaction and both parties need to be protected legally. You'll be better off in the long run if any disagreements arise later.
