Thankfully I have now moved out the house I rented from them but I am still having a lot of trouble with getting my deposit back from the letting agent. They have charged me for a replacement to a coffee table which was already damaged when I moved in and to clean the oven (£30) which was already dirty when I moved in. I've just been to my old house and spoken to the new tenants who let me in to take pictures. The oven hasn't been professionally cleaned and the coffee table has been replaced but the new one is in awful condition,definitely not worth the £50 I have been charged, its value brand new in argos is £25 and this one is scuffed, stained and the laminate is peeling off!

Im going to file a dispute against them but I was wondering that since I have evidence that they have not done anything they said they were taking my money for, if I can not only claim the disputed amount back but also if I can claim anymore money in the form of compensation from either the landlord or agent as they have lied, not replied to requests of invoices and receipts (which is obviously down to the fact that they haven't got them), and have not done anything they said they would.

You can sue them for actual damages, but you can't get anything from them just because they lied
