I am getting a mortgage. I have got the mortgage offer and my solicitor wants me to get wiring checks and gas safety which is not obligotry and it's taking ages.
Basically what I want to say is, I have studied her five points and I have decided that I am getting home insurance with company x, everything is covered (including having seen the inside and outside of the property and everything is included in the check list that she gave me including furniture etc).. the main point I have is, I am NOT getting gas wiring checks because my cousin is doing that for me when I move in as he is NIG qualified and I don't want compensation from the vendor.
I also need to say that I very anxious to get this sorted quickly and with minimum delay as I only have a day off on Wednesday to get this sorted or next week as I have a couple of days off HOLIDAYS.
The reason I need to make it short, sweet and persuasive is because I emailed her last week and it was long and she basically ignored what I said and started talking about getting home insurance when I have this covered - and which is actually irrelevant anyway as she is not a financial advisor.
Please could you give me a template or write something for me which will cover this.

You direct her. She doesn't direct you. If she doesn't want to close a deal that doesn't have an inspection then she can turn the whole job down. You are the boss here hiring her.

Please be advised that the inspection for 123 Main Street will not be included in the work required of your firm to to the transfer documents.
The bank does not require them. The insurance firm does not require them. I do not require them.
Please cease with any further movement regarding an inspection and complete documentation by X date. I will pick up this documentation.
I advised you via email on X date but have not received a reply. A copy is included.

Do it on paper and hand deliver it or send it registered mail or fax it to her office, or both.
But, do also be prepared for some extra billing hours if you haven't negotiated a flat rate for her work because she'll have to adjust everything.
My general opinion is that inspections are necessary and important. It's a good check and could help you reduce your mortgage rate- check before you make this change.
