if the survey shows that the house im buying needs a lot of work and i decide not to exchange contracts, do i still have to pay the solicitor fees around £1200?

Absolutely not. They get paid on commission only after the deal closes. Do not feel obligated. It is the Sellers loss not yours :)

Good choice, fixer uppers are alot to handle. Seems like there is always a min. of 20 grand for simple fixers. I flip homes and have done this for some time. No need to worry just keep movin on
